George West House

George West House is a stunning 1915 building, located on the northern edge of Clapham Common, and originally built as part of the historic Ross Ensign Optical Works. Beautifully designed, well-appointed, and with stunning views out over Clapham Common, George West House represents a landmark purchase for London Green.

Consent has been obtained to convert the building in to 68 high-spec apartments, and we will be working hard to develop the scheme further in association with Inside out architects.


Westminster House

We recently received planning consent for the conversion of this existing office building into 59 residential units plus 2 shops fronting Bexley High street.

The site was subsequently sold in March 2018.

55 Liddon Road

We recently obtained planning consent to convert this office building into 11 apartments, a further planning application is being considered to add an extra floor giving 17 flats in total.

Tufton House

London Green sought to enhance Tufton House with an improved Permitted Development consent, plus Planning for an updated external appearance.

Following these improvements, the development was sold on to be built out by a third party.

Regent House

Regent House is a large, superbly-located building, in its own landscaped grounds, five hundred meters from Basildon town centre. We recently obtained planning consent for a total of 106 residential units involving substantial changes to the current façade.

Castle House

London Green acquired this fantastic site, and using our knowledge of Permitted Development Rights, were able to convert the existing five-storey building into 37 apartments. This offering was then further enhanced by the addition of a new-build Planning consent for 8 flats on two new floors at roof level.

Following vacation of the building through tenant incentives, the site was sold with the benefit of vacant possession and full residential planning consent.

Chaucer House

Chaucer House is an office building set within generous grounds – ringed with an attractive Grade II Listed medieval stone wall, and surrounded by several fine church buildings.

Planning permission was obtained for 42 flats to include a substantial extension. Construction works were completed in March 2018 when the entire property was let.

Union Park

This former office park is being redeveloped as 251 one, two and three-bedroom flats with spectacular canal-side views, just one mile from the forthcoming West Drayton Crossrail connection.

The first 118 apartments launched as Phase One have now been sold with Phase Two being launched during the first quarter of 2018. Construction is due to be completed during the third quarter of 2018.

724 Holloway Road

London Green purchased this mixed use commercial/warehouse building at 724 Holloway Road, and in working with architects Chassay+Last, produced well-considered outline proposals that added hugely to the value of the site, which we went on to sell in early 2015.

Using our significant experience in purchasing and enhancing underutilised sites, we were able to realise significant profits and improve the local area in a relatively short space of time.

Former Police Station

A new, exciting, mixed use residential development on this technically complex island site, formerly home to Brentford police station and section house in the heart of Brentford.

The proposals are designed to enhance and regenerate the local area, as well as providing sustainable housing for residents, incorporating a new Arts Centre to include a new theatre, multi-screen cinema, gallery spaces, restaurant and bar, plus artists’ studios and workshops.

This project is a Joint venture with Topland Group, and in association with the London Borough of Hounslow; and a resolution to grant planning consent was granted in March 2018.

Valley House

A forward-looking mixed-use residential and commercial redevelopment scheme on the site of a derelict 1960s office development on Woolwich Road.

London Green developed these proposals by working closely with the local community and architects Chassay and Last, in order to dramatically improve this otherwise vacant site in order to provide 73 residential apartments and a large commercial unit at ground floor level.

The scheme was granted Planning consent in April 2016 and the site was subsequently sold.

Southern Row

London Green bought this pair of adjoining houses in Kentish Town, extending and updating them to form this stunning high-end Period conversion.

The job was undertaken completely using our own highly skilled in-house labourers and tradespeople, providing a wonderful example of the quality of our building work as well as our experience designing high-end residential property and our acumen for acquiring and developing the best sites.

Springfield Road

One of three successful individual house developments undertaken in St John’s Wood, a short-leasehold was acquired, followed by the purchase of the freehold interest a year later.

Planning permission was sought and granted for a basement extension consisting of a large swimming pool with associated leisure facilities including a cinema, gym , sauna and steam room. The house also had new front and rear elevations together with a side extension.

In total, the area of the property was increased by more than 80%, and the property was sold in 2011.

The units were extensively refitted following receipt of planning permission for a change of use to residential and subsequently sold.

This existing house, rearranged as three apartments, has been extensively redeveloped and record-breaking resale levels have been achieved. In particular, the ground floor flat has been reconfigured to create extensive lower ground accommodation and a gallery lounge and was sold in March 2013 at a record price for the road.

The site as purchased with the benefit of planning permission, which was then substantially modified and improved through our own involvement.

Crown Wharf

Omega Works

This development, built between 2002 & 2004, is located at the junction of the River Lea and Hertford Union Canal facing the Olympic Village, was built on reclaimed industrial land, which required extensive remediation. The structure, which is supported by 20 metre piles, uses much of the technology learnt at New Crescent Yard.

Particularly popular with artists and other creative industries, 58 live-work units were built in the first phase. The second phase fronts the Hertford Union Canal and is within 400 metres of Victoria Park – East London’s version of Regent’s Park. All 67 units have water views and offer particularly spacious accommodation.

Another development on Fish Island. This Pollard Thomas Edwards designed scheme is further down the River Lea and occupies another prime site overlooking the River Lea.

Beautifully designed over 6 floors, the development was probably our most popular in the locality with all units selling prior to completion. A total of 70 live-work units and 12 commercial units were constructed.

Ranger Mansions

London Green purchased this derelict apartment building in an up-and-coming area of Crystal Palace, and massively enhanced the value of the site by gaining permission to reconfigure and extend to create fourteen self-contained flats.

The site was sold on within a month of being purchased, quickly realising a considerable profit.

Burgess View

A new-build development of 13 apartments and three houses in a style to match the adjoining school conversion, this building was constructed to meet ‘social housing’ guidelines and yet be substantial and attractive.

Our second Victorian school conversion, this historic property is located opposite Burgess Park, and yielded 46 units – as well as the separate, later development of the playground.

Only minutes walk from Elephant and Castle, the development proved popular and easy to sell, with flats still in demand over ten years later, thanks in no small part to the building base carefully and lovingly restored to its original glory.

New Crescent Yard

This was one of the first ‘live-work’ developments to be built in London in 2002. Arranged as a horse-shoe and over four floors, 30 spacious units were created using steel-frame technology, exposed wherever possible. With exterior walkways and staircases, internal usable space was maximised creating a particularly cost-effective and cutting-edge product.

Set within six acres of manicured grounds, London Green purchased a derelict, 200 year-old, Grade 2* listed manor house that had been extended over the years. Located within a few minutes drive of Heathrow airport, the building was ideally suited for office use and permission was granted to split the building vertically to create 12 individual, self-contained office buildings, each with its own street entrance.

Permission was granted to redevelop a further section of the Moorcroft complex to create 12 houses and 12 apartments set around a central courtyard, sharing the extensive grounds. Every unit is different creating an individual, yet harmonious, living environment for all.

Camden Island

Two Victorian warehouses built virtually back to back were re-facaded back in the 1930s to give a pleasing art-deco look. The extensive redevelopment of these buildings created 50,000 sqft of Category A, air-conditioned office space together with 15 apartments located on the top two floors of the building, offering outstanding views of London. A new three-floor high, central core was installed linking the two buildings.

Broadhurst Gardens

Gloucester Avenue

The Alpha Building

The conversion of a Victorian Grade 2* listed school building in Clapham to create 45, mostly duplex, galleried apartments involved the construction of a brand new wing to mimic the existing – to the extent of using specially manufactured imperial, rather than metric, sized bricks.

A further 19 houses were formed in the grounds from the existing ‘science block’ together with a substantial new-build element.
